DOS RIOS MASTER PLAN
Challenge: Work closely with city planning staff to create promotional visuals for a proposed development named Riverfront at Dos Rios located on the Colorado River in Grand Junction, Colorado. Leggitt Studio was tasked to create a urban design vision for the property and develop a series of illustrations for potential developers and businesses to clearly understand the various elements of the development, placemaking concepts and architectural characteristics envisioned by the city.
Solution: Jim Leggitt initiated a one-day planning workshop with city staff to develop a conceptual site plan for the 58-acre mixed use development. He then constructed a highly detailed 3D SketchUp model of the entire development which became the base model for generating six different hybrid renderings and an illustrative site plan. Each rendering view was printed on oversized 10”x18” coated bond paper and drawn on directly with a fine ink pen and colored with markers and colored pencils. Due to the extreme detail of the aerial perspective, Jim sized the drawing 18”x 24” for optimum reproduction at a large scale. All completed renderings were scanned and published on a city website promoting the project.
